Why Are My Windows Foggy? Signs of Thermal Seal Failure vs. Surface Moisture
Cloudiness between panes means a failed seal—not a cleaning problem. Here is how to tell the difference and what Middle Tennessee humidity means for your windows.
Fog or cloudiness trapped between two panes of glass indicates a failed thermal seal in the insulated glass unit (IGU)—not dirt—and no amount of window cleaning can fix it because the moisture is sealed inside the glass assembly. Surface fog on the interior or exterior pane, by contrast, is normal condensation that wipes away or clears when conditions change.

The frustration is understandable: the glass looks dirty from every angle, but wiping the surface does nothing. How Double-Pane Windows Are Built
Modern residential windows use insulated glass units—two or three panes of glass separated by a spacer system and sealed around the perimeter with a durable sealant. Low-E coatings on interior glass surfaces further reflect infrared heat.
That sealed cavity is designed to stay dry for the life of the unit—typically 15 to 25 years depending on quality, exposure, and installation. When the perimeter seal fails, outside air and moisture enter the cavity. Temperature swings cause that trapped moisture to condense on the inner surfaces of the glass panes, creating the foggy appearance you cannot reach with a cloth.
Surface Fog vs. Seal Failure: How to Tell the Difference
The location of the fog is the single most important diagnostic clue.
Surface moisture (cleanable or self-clearing)
- Interior surface fog: Condensation on the room-side pane, common on cold mornings when indoor humidity is high. Wipes away easily. Often seen on bathroom windows or kitchen glass above sinks.
- Exterior surface fog: Dew forming on the outside pane on cool, humid mornings—especially after a warm day. Clears as the sun heats the glass or temperatures equalize.
- Between storm window and primary window: Moisture in the air gap of older storm window setups. Ventilation or seasonal adjustment usually resolves this.
Surface fog responds to environmental changes. It appears and disappears with temperature and humidity swings. You can touch it, wipe it, and feel moisture on the glass surface.
Seal failure (not cleanable)
- Fog between the panes: Cloudiness in the center of the glass that you cannot touch because it is inside the sealed unit.
- Persistent haze: Does not clear when temperatures change or when you wipe either exterior surface.
- Mineral streaks inside the cavity: As moisture cycles repeatedly, it leaves calcium and other deposits on the inner glass surfaces—permanent staining visible between panes.
- Worsening over time: What starts as occasional fog on cold mornings progresses to constant cloudiness as the seal breach widens.
If you press your finger to the glass and the fog does not move or feel wet on the surface you can reach, you are almost certainly looking at a failed IGU.
What Causes IGU Seal Failure
Seals fail for several reasons, and Middle Tennessee's climate exposes windows to many of them.
- Age: Most IGUs eventually fail. Units installed in the 1990s and early 2000s are reaching end of life across established neighborhoods.
- Thermal stress: Daily heating and cooling cycles expand and contract glass and frame materials, stressing seal bonds over years.

When seal failure is confirmed, the practical solution is replacing the insulated glass unit. In most cases, you do not need to replace the entire window frame—just the IGU itself. A glazier removes the failed unit, orders a replacement sized to the existing frame, and installs a new sealed assembly.
What replacement involves
- Measuring the existing unit precisely (width, height, and thickness)
- Ordering a replacement IGU with matching Low-E coatings and gas fill if desired
- Professional installation with new glazing and sealant
- Typical lead time of one to three weeks for custom units
Costs vary by size, coating type, and whether the frame is in good condition. A single failed picture-window IGU costs more than a small bathroom unit, but replacement is almost always less expensive than full window replacement when frames remain sound.
When to replace the entire window
If multiple IGUs in the same frame have failed, if the frame shows rot or structural damage, or if the windows are single-pane originals in an older home, full window replacement may make more sense than repeated IGU swaps.
